We will soon be selling our large, unique and expensive property.

We are currently talking to a number of Rea-estate firms.

I would like to get a totally outside opinion of Exclusive vs. Non-Exclusive
contracts.

My understanding is that Companies won't put in the big advertising on
non-exclusive properties because they may not get the commissions.

As this is a truly unique property, we know it is going to take time to
sell, so we want to make sure we have the right firm, but it will take
valuable time to find out if have, or have not, guessed right.

Any help or suggestions would be welcome.

Exclusive means your property will be listed and sold by ONE broker.
Non-exclusive means you're making it available to multiple brokers and the
one who sells it wins.

With MLS participation and co-broker commission payments, it's really
pointless to consider a non-exclusive listing.

If your property is located in RI, I'd be happy to talk with you. If you're
outside RI, I can refer a qualified broker.
